Buying a Christchurch home for different generations: what should you check?

•By Jeff Poulter

A home for different generations needs more than enough bedrooms. Before buying in Christchurch, walk through a normal day for everyone who may live there: entering the house, using a bathroom, sharing meals and finding a quiet place to retreat. Then check whether the layout works now and what would need to change later.

Can everyone move comfortably through the home?

Start at the parking area and front door. Look for steps, steep paths, narrow turns and thresholds, then follow the route to the living room, a bedroom and a bathroom. Take measurements if a wheelchair, walker or pram needs to fit; an open home impression alone cannot establish accessibility.

Think about the household’s actual needs rather than a generic label. Building Performance’s adaptable-home guide suggests considering level access, circulation and facilities that remain practical as needs change. A qualified adviser can help assess a particular home and possible modifications.

Where can people have privacy?

Look at where bedrooms sit in relation to living areas and bathrooms. Two bedrooms separated by a hallway may work for one family; another may prefer separate zones or a bedroom and bathroom close together. Consider noise, night-time movement and whether anyone working or studying at home has a quiet space.

Ask which rooms can change purpose without major work. A spare room might become a study, but check its size, light and practical access for the use you have in mind. Don’t assume a room is approved for a particular use without checking the property’s records and taking advice.

What can a local sale show you?

Ray White Innes Road’s records show 3 Saddleback Green, Aidanfield sold on 2 October 2026. The advertised four-bedroom, three-bathroom home had two primary suites with ensuites, illustrating one way a layout can offer separate bedroom and bathroom spaces. It is one example, not proof the property suits every household or a measure of the wider market.

Explore the sold homes collection for further comparisons; it includes listings from the wider Next Step group as well as Innes Road. For current options, speak with Benny Jiang at Ray White Innes Road about the features your household needs.

What should you verify before committing?

Revisit with the people who will use the home and test the everyday routes. Note any changes you would need, their likely cost and whether professional or council advice is needed. Review the property information with your lawyer and building adviser, and make any offer conditions appropriate to the checks you need to complete.
