Property Guides

Choose a place and a property that work for the way you live. These guides connect local places with the practical questions to ask about a home, its title, records and day-to-day use.

Explore the neighbourhood

  • Shirley: plan everyday trips around the library and shops, then compare the home, outdoor space, access and upkeep that suit your household.
  • St Albans: weigh established streets and green spaces against the details of the particular home, shared access and future maintenance.

Check the property behind the address

Compare the title, council records, condition, available earthquake repair documentation and insurance requirements. A suburb description or attractive renovation cannot answer those questions for an individual property. Start with Christchurch City Council property files, then have your lawyer and relevant independent advisers review the documents and any gaps.

If you are considering alterations, a new build or land, investigate the actual planning rules, title restrictions, services, ground information and consent requirements before committing. The size of a section or a neighbouring development does not establish what can be built on it. A planner, lawyer, designer and other relevant specialists can help establish what is feasible.

Schools and daily travel

Use our school information links as a starting point, then confirm enrolment eligibility for the exact address with the school. Test the journeys that matter to you at the time you would make them, including crossings, parking, public transport and access with children or mobility needs.
